Before you fill out the application, please read:

Orca Information of Anacortes provides screening services for $42.00 per person.  Each adult is required to submit a separate application.  Completed applications (with the required supporting documents) are accepted in the order they are received

 

Orca completes the report and gives a recommendation, based on Landmark’s Resident Acceptance Policy (See our Criteria page). Additional Security Deposit or a Co-Signer may be required.

The application must be fully filled out (no blank spaces), signed in all applicable areas, accompanied by a copy of government issued photo ID (eg. Driver's License, Passport, Military ID), and include payment of the screening fee (cash, credit card, or money order made payable to Orca). No checks accepted.

When income cannot be verified by the screening company, applicants must provide supporting documentation, eg. prior 3 months' bank statements showing deposits, pay stubs, W-2's, Social Security information or private pension documents.

A screening will include, (but may not be limited to); (1) credit history, (2) *public records search (3) rental references and/or verification of home ownership (4) employment/income verification (gross income must be 3 times the monthly rent.  Additional security deposit will be required if this amount falls short by no more than $200).

 

You must provide your 2 most recent rental references. If your present and prior addresses (required entries on the application) are NOT your most recent rental references, please submit them on a separate sheet of paper. It is important to explain any gaps in dates between your present and prior address, as this may adversely affect the outcome.

The Security Deposit (called a "Holding Fee" until you sign leasing documents) is due and payable within 48 hours of application approval. If you plan to leave the area after you have submitted your application, make arrangements to leave the Holding Fee with your application to avoid costly overnight mailing fees.

The first month's rent is due in full at lease signing. Landmark does not accept credit cards.

The Fair Credit Reporting Act prohibits any discussion of your credit details. If your screening report is returned “not recommended”, you will be given a Consumer Rights letter, giving you information on how to obtain a copy of the report.   

 

Your Social Security number is kept confidential.

Landmark requires renter’s insurance: $300,000 combined single limits, and $5,000 medical, proof of which must be provided at lease signing.   

 

*In most cases, a decision to rent will be based on name match only Court records. You have the right to dispute the accuracy of information provided by the screening company, or the entities listed on your application who will be contacted for information concerning you. However, if this causes a denial, other applications will be accepted on the property you applied for.
