Resident Acceptance Policy

Approval #1: If a screening report shows any of the following, it will necessitate the need for a co-signer, OR an additional 50% of the deposit amount of the rental applied for:

Note: 3 or more of the following will result in a denial:

CREDIT: No credit score (due to having little or no credit established)
CREDIT: A discharged bankruptcy in the last 3 years
CREDIT: Collections totaling no more than $5,000 (includes unpaid civil judgments and liens, but excludes medical collections)
Monthly income falls short of the required "3 times the rental amount" by an amount not exceeding $200
Rental references are provided by relatives
Rental reference(s) are incomplete (not enough information given to determine risk)
An otherwise good rental reference shows no more than 2 late rent payments, or shows no more than 1 NSF check within one calendar year

Note: 3 or more of the following will result in a denial:

CREDIT: A credit score below 600 for reasons other than having little or no credit established*
CREDIT: Collections totaling more than $5,000 (includes unpaid civil judgments and liens, but excludes medical collections)
CREDIT: Collections by utility companies, (eg. telephone, garbage, electricity, TV, water co., etc)
CREDIT: Vehicle repossession

Both rental references cannot be obtained
Any instance of improper Notice of Intent to Vacate or lease broken by the applicant

Any instance of unauthorized pets or persons occupying a unit rented to the applicant
One 3-Day Notice to Pay or Vacate during a tenancy (but otherwise good rental reference)
Any employment situation (by which income is necessary to qualify) that is temporary in nature
Any employment situation whereby applicant is soon to be terminated
More than 75% of a security, damage, cleaning deposit was not refunded*

Terminal: You will be denied the opportunity to rent through Landmark Property Management if:

CREDIT: You have an open bankruptcy
CREDIT: You have a collection from a prior landlord listed on your credit report
CREDIT: You have collections in the combined amount exceeding $25,000 (includes unpaid civil judgments & liens)*
CREDIT: You have a credit score of less than 500 (as a result of poor management of credit)

You falsify information
You refuse, or are unable to provide legitimate documents proving savings or income in order to meet income guidelines, if this information cannot be retrieved by the screening agency
An Unlawful Detainer action has been filed against you
You have been given a negative rental reference
You have been evicted in the last 7 years
You were served with more than one 3 Day Notice to Pay or Vacate
You are a registered or unregistered sex offender
There is an active criminal case against you
There is an active warrant out for your arrest

You have been convicted for the possession or sale of a controlled substance and/or drug paraphernalia in last 7 years
You have been convicted for contributing to the delinquency of a minor in the last 7 years
You have been convicted of theft, burglary, robbery, serious offense, or a crime of violence as defined in RCW9.41.010 in the last 7 years
You have a history of disruptive, malicious, violent behavior and/or more than 1 conviction of domestic violence in the last 7 years

Note: You may be denied if you do not fill out the application fully.

You will be denied if you refuse, or for any reason are unable to provide legitimate documentation proving savings or income (necessary to meet income requirement), if the screening company cannot obtain this information.

If you qualify in every area except that you do not currently have a monthly income, you will be required to prove savings amounting to at least 6 times the monthly rental amount.

If you do not meet credit requirements, you may still be eligible to rent if you are on a government housing program, or receiving assistance. The amount of assistance, and the length of time you will be receiving it will be considered when calculating financial qualification.

A further $100.00 will be due and payable with your Holding Fee, if the screening company reports that you provided false or misleading information on the written application, or omission of a material fact, provided that said information or omission would not otherwise result in a denial.

Management reserves the right to deny tenancy depending on the circumstances surrounding the issue of a 10-Day Notice to Comply during a tenancy.

*Extenuating circumstances will be considered on a case by case basis.
