Criteria:

To qualify for a rental through Landmark Property Management, each applicant must fill out a Rental Application. For exceptions, please speak to your agent.

Orca Information & Communications charges $45.00 per application. Please make money orders payable to Orca. Personal checks are not accepted.

The screening will include but not be limited to:

  • Credit history
  • Residential history
  • Employment history
  • Criminal background search

All applicants must:

  1. Submit current Photo ID.
  2. Be able to submit additional paperwork to verify a monthly income of at least three times the rental amount. (pay stubs, W-2’s, bank statements).

If the application is approved, a Holding Fee equal to the sum of the deposit is due within 48 hours.

We may be able to determine your eligibility before you finance the screening. Ask your Agent for a copy of our Resident Acceptance Policy if you have any questions.

Your Social Security Number is highly confidential and we treat it as such. The Fair Credit Reporting Act prevents us from being able to share your credit details with a third party. To obtain a copy of your credit report you may call the consumer reporting agency. Ask your Agent for details.

You will probably be denied if:

  • You provide falsified information
  • You have a prior history of property destruction
  • You have been evicted
  • You get a poor rental reference
  • You have ongoing credit problems
  • You have been convicted of certain crime
